How I can help
Different decisions need different reports. We first clarify what the valuation is for, then agree the appropriate scope.
I visit the property and prepare the valuation report. A Spanish appraisal company approved by Banco de España reviews and validates my work, then issues the mortgage valuation. You will know which company is involved before you engage the service.
An assessment of the property and its local market to understand a value range before selling, buying or negotiating.
An independent valuation to provide a documented technical basis for discussions with family members or professional advisers.
A documented opinion of value to support the division of assets and reduce uncertainty about the property.
The legal, tax or mortgage purpose determines the type of report and who needs to validate it. I will explain what is required before accepting the instruction.
A quote before you commit
The fee includes my technical work and the valuation issued by the approved appraisal company. The property's purchase or sale price can be used as an initial reference for the quote.
You will receive a final quote, including the scope and terms of the service, before you engage it. The initial estimated value is used to prepare the quote: it does not determine the valuation result.

How I work
Let me know the location, property type, purpose and timeframe. I can then tell you which documents are needed.
You receive the terms before work starts. Once you accept them, we arrange the property inspection.
I check the documents, floor areas, property characteristics and comparable market evidence within the agreed scope.
I prepare the report and explain the result. For a mortgage valuation, the approved appraisal company reviews and validates the report, then issues the valuation.

An indicative valuation for buying or selling does not replace a mortgage valuation, and a valuation does not guarantee mortgage approval.
We will normally need the cadastral reference and up-to-date Land Registry documentation. Depending on the property and the purpose, plans, agreements or other documents may also be needed.

The stated price applies to residential mortgage valuations within the conditions described. Valuations for buying, selling, inheritance, division of assets or other purposes are quoted according to the property and scope of the report.
