Start with the purpose
For a buyer who needs a valuation for mortgage purposes. I visit the property and prepare the report; a Spanish appraisal company approved by Banco de España reviews and validates my work, then issues the mortgage valuation.
You will know which company is involved before you engage the service. A valuation does not guarantee finance or a particular value.
To help set an asking price, assess a purchase or provide a technical basis for negotiation. We review the property's characteristics, documents and comparable market evidence.
The scope is agreed for each case. This valuation does not replace a mortgage valuation issued by an approved appraisal company.
An initial price guide
From €435.60 including VAT · €360 + VAT
For homes with an initial estimated value below €300,000. This includes my technical work and the valuation issued by the approved appraisal company.
The purchase or sale price can be used as an initial reference for the quote, not to determine the valuation result. The final quote and terms are confirmed before you engage the service. Other purposes or values are quoted individually.
Coordinating the instruction
Tell me the municipality, property type, purpose and target date. We establish whether you need help with one transaction or several instructions.
We confirm who is commissioning the service, the quote, the documents required and access arrangements with the authorised person.
I inspect the property, check the information and prepare the report. For mortgage purposes, the approved appraisal company reviews and validates it before issuing the valuation. We confirm the delivery date for each instruction.
